Quick Answer

Local SEO for contractors is the process of optimizing a service-business website and Google Business Profile so it ranks in the top 3 of Google Maps (the "3-pack") for local queries like "roofer near me," "plumber [city]," or "electrician near me." The core levers are: (1) primary Google Business Profile category, (2) reviews (count + rating), (3) citations across the top data aggregators, (4) on-site local content, and (5) proximity of your business address to the searcher. For roofing contractors specifically, well-executed local SEO produces the vast majority of inbound calls at effectively zero marginal cost once the system is built.

What "local SEO" actually means for a contractor

Traditional SEO chases blue-link organic rankings for informational queries ("how to fix a roof leak"). Local SEO chases the 3-pack — the three Google Maps results that appear at the very top of any "[service] near me" or "[service] [city]" query, with the little map beside them. For a contractor, that’s where all the money is. The 3-pack gets more clicks on mobile than the entire blue-link organic section combined, especially for high-intent searches like "roofer near me."

Ranking there means being invisible until Google decides your GBP is one of the three best matches for that specific query, from that specific location, at that specific moment. There are ways to move that decision in your favor. There are no shortcuts.

The five levers that actually move a contractor’s local ranking

1. Primary Google Business Profile category

The single biggest lever. If you’re a roofer, your primary category needs to be Roofing Contractor — not "Contractor," not "Home Improvement," not "Construction Company." Same logic for every contractor vertical. Google uses the primary category to decide whether your business is even eligible to appear for a given query.

2. Reviews (both count and rating)

According to Whitespark’s 2026 Local Search Ranking Factors survey, the raw number of Google reviews is a top-5 factor for local pack ranking[¹]. Star rating matters too, but only up to a point — anything under 4.0 collapses ranking, and anything above 4.6 stops giving significant additional lift. What really matters is total review count and review velocity (new reviews every month, not just old ones).

3. Citations across data aggregators + industry-specific directories

A citation is any online mention of your business Name, Address, and Phone (NAP). Google uses citation coverage and consistency as a prominence signal — the more legitimate, consistent citations, the more Google trusts your business is real. For contractors, the target list includes the top data aggregators (Foursquare, Data Axle, Neustar) plus industry-specific directories (roofers get RoofersCoffeeShop, HAAG, IKO Roof Professional; plumbers get PlumbingBidz; electricians get various NECA-adjacent directories).

4. On-site local content

Your website supports your GBP. Dedicated city + service pages ("roof replacement in Boca Raton"), LocalBusiness schema markup, and page titles that include location + service all feed prominence signals back to your GBP. A GBP alone can rank; a GBP backed by a well-structured local website ranks better and holds ranking longer.

5. Proximity (the factor you can’t fake)

The searcher’s physical location matters. If your business address is at the far edge of a metro, you’ll rank strongly in your ZIP and progressively weaker as you move away. Adding legitimate, staffed satellite offices in adjacent metros helps — but fake or virtual offices trigger GBP suspensions.

The 90-day contractor local SEO sequence

This is the exact sequence Vantrex runs for every roofing client. Adapt for other verticals by swapping the directory list.

WeeksFocusWhat happens
1–2Audit + GBP rebuildBaseline heatmap, category fixes, service list, service area, NAP standardization across the site + existing citations.
3–6Citation building + schema50+ new accurate citations across data aggregators and industry directories. LocalBusiness, Service, and FAQ schema added site-wide.
4–10Review generationAutomated SMS + email review requests firing after every completed job. First 30–60 new reviews typically arrive in this window.
6–12Content + AEO layerCity + service landing pages published for primary metro and neighbors. Author/organization schema added so AI answer engines can verify the entity.
11–12ReinforcementWeekly heatmap tracking, targeted push on weak sub-areas, 90-day results report.

Realistic expectation: a well-executed contractor local SEO program moves rankings measurably by weeks 5–8 and lands top-3 for the primary query by weeks 12–16 in most competitive markets. Anyone promising #1 in 30 days is either running paid ads or lying.
